Pumpkin Spice Cinnamon Rolls with Creamy Frosting (Better Than a Bakery!)
There’s just something magical about the smell of cinnamon and pumpkin wafting through the kitchen on a cool fall morning. The moment these rolls start baking, the whole house fills with that cozy, spiced aroma that makes everyone wander into the kitchen to see what’s cooking. I always know I’m in for a treat when I pull out the mixing bowl and grab the pumpkin puree because it means something warm and sweet is on the way.
I’ve tried a lot of cinnamon roll recipes over the years, but this one has quickly become a family favorite. The dough turns out so soft and fluffy every single time, and the pumpkin spice filling gives each bite a rich, autumn flavor that feels like a hug. What really takes them over the top is the creamy frosting that melts into all those little swirls while the rolls are still warm. It’s that perfect balance of sweet, spiced, and creamy that makes these rolls completely irresistible.
These are my go-to treat for cozy weekend breakfasts, fall brunches, and holiday mornings when I want something special without running to the bakery. They’re surprisingly easy to make, and the results are way better than anything I’ve picked up from a shop. Once you see how quickly they disappear from the pan, you’ll understand why I make a double batch more often than not.

You can find a printable recipe card at the bottom of this post.
1. Preheat the oven to 320°F. Warm the milk until lukewarm, then mix in the dry yeast and granulated sugar until dissolved. Let it sit in a warm place for about 10 minutes to proof. Stir in the melted butter and eggs with a whisk until smooth.

2. Gradually add the flour to the mixture and knead until a dough forms. Dust the table with flour and knead for 2–3 minutes. Place the dough back in the bowl and let it rise in a warm place for at least 30 minutes.

3. Once the dough has risen, roll it out into a rectangle. Spread the pumpkin puree evenly over the surface.

4. In a small bowl, mix cane sugar, cinnamon, and nutmeg, then sprinkle over the dough. Roll it up into a log and slice into 1-inch thick rolls.

5. Line a 13×9-inch pan with parchment paper and place the rolls inside. Bake for about 20 minutes, or until golden brown.

6. To make the frosting, whisk cream cheese, powdered sugar, and pumpkin puree in a small bowl until smooth, adding 1 tablespoon of water if needed to thin. Pour evenly over the warm rolls and let set for 5–10 minutes. Sprinkle with a pinch of cinnamon before serving.

Serving & Storing
-
I like to serve these warm from the oven when the frosting is still a little melty and gooey.
-
A sprinkle of extra cinnamon on top right before serving makes them look and taste extra special.
-
If I’m making them for brunch or a holiday breakfast, I pop them in the oven for a few minutes to warm them up just before guests arrive.
-
Leftovers keep well in an airtight container at room temperature for a day, but I usually move them to the fridge after that to keep them fresh.
-
To reheat, I give each roll a quick zap in the microwave for about 10–15 seconds, just until soft and warm again.
-
You can also freeze the unfrosted rolls once they’ve cooled, then thaw and frost them right before serving for a fresh-baked taste later.

Variations
-
Swap the pumpkin puree for sweet potato puree for a slightly different but equally cozy flavor.
-
Add a handful of chopped pecans or walnuts to the filling for a little crunch.
-
Sprinkle mini chocolate chips over the pumpkin filling before rolling up the dough for a sweet twist.
-
Mix a little maple syrup into the frosting for a warm, autumnal flavor boost.
-
Make them extra spiced by adding a pinch of ground cloves or allspice to the filling.
-
Drizzle caramel sauce over the frosted rolls for a bakery-style treat.
-
Use a maple cream cheese frosting instead of pumpkin for a fun seasonal swap.
-
Add a layer of apple butter under the pumpkin filling for a pumpkin-apple cinnamon roll mashup.
-
Make them mini-sized for parties or brunch buffets by cutting smaller slices before baking.
-
Turn them into overnight rolls by preparing them the night before, refrigerating, and baking fresh in the morning.

Substitutions
-
Almond milk can be used instead of regular milk if you want a dairy-free option.
-
Instant yeast works in place of dry yeast if that’s what you have on hand, just skip the proofing step.
-
All-purpose flour with 1½ tsp baking powder and ¼ tsp salt per cup can replace self-rising flour.
-
Pumpkin pie spice can be used instead of cinnamon and nutmeg for a quick shortcut.
-
Flax eggs (1 tbsp ground flaxseed mixed with 3 tbsp water per egg) are a great substitute if you need to make these egg-free.
-
Sweet potato puree can replace pumpkin puree for a slightly different flavor that’s still warm and cozy.
-
Coconut sugar can be swapped for brown sugar if you prefer a less refined option.
-
Vegan butter works just as well as regular butter if you’re keeping things dairy-free.
-
Mascarpone cheese can be used instead of cream cheese for a milder, creamier frosting.
-
Oat milk or any other plant-based milk can replace dairy milk in the frosting without affecting the texture.

FAQs
Can I make these rolls ahead of time?
Yes, you can prepare the rolls the night before, cover the pan, and store them in the fridge overnight. In the morning, let them come to room temperature for about 30 minutes before baking.
Can I freeze these cinnamon rolls?
Absolutely. I like to freeze them unfrosted once they’ve cooled, then thaw and frost them when I’m ready to serve. You can also freeze the baked and frosted rolls, just make sure they’re well wrapped to avoid freezer burn.
How do I know when the rolls are done baking?
They should be golden brown on top and feel springy to the touch. If you’re unsure, a quick peek at the center roll should show that the dough is cooked through and not doughy.
Can I use store-bought frosting instead?
Yes, if you’re short on time, a tub of cream cheese frosting works fine. I do think the homemade pumpkin frosting makes them extra special, though.
What’s the best way to reheat leftovers?
I pop individual rolls in the microwave for about 10–15 seconds until they’re warm and soft again. If I’m reheating a whole pan, I cover it with foil and warm it in a low oven for about 10 minutes.
Can I make these without pumpkin?
You can leave out the pumpkin puree and make classic cinnamon rolls instead. They’ll still be soft, sweet, and delicious.
Why didn’t my dough rise properly?
This usually happens if the yeast wasn’t activated properly or the milk was too hot and killed the yeast. Make sure your milk is just lukewarm and give the yeast enough time to proof before mixing everything together.
